What a gas safety check is, and what it is not
A gas safety check looks at whether each gas appliance is safe to use: gas tightness, flue performance, ventilation, burner pressure and any signs of unsafe operation. For a rented property it produces the landlord gas safety record, the CP12, which you must give the tenant within 28 days and keep for two years.
A boiler service is different. It is maintenance on the boiler itself, cleaning and checking the parts that wear, and it is what keeps the manufacturer guarantee valid. A safety check does not service the boiler, and a service is not a legal safety record.
Most landlords have both done in one visit. A CP12 with a boiler service is £144, against £108 and £120 separately.
