What a power flush actually does
Over the years the water in a heating system picks up rust and scale from the inside of the radiators and pipework. It settles as a black sludge in the bottom of radiators, in the pump and in the boiler's heat exchanger. Radiators stop heating properly, the boiler works harder and parts fail early.
A power flush connects a high flow pump to the system, adds a cleaning chemical, and pushes water through every radiator and pipe at a rate the normal pump cannot manage, breaking the sludge loose and carrying it out. We agitate each radiator in turn, flush until the water runs clean, then dose the system with inhibitor and fit a magnetic filter to stop it building up again.
It is not a quick rinse. A proper flush on a family house takes most of a day, and the difference is radiators that are hot from top to bottom.
Two ways we clean a system
We carry both. Which one you need depends on how much sludge there is and what the system is made of.
ThoroughFlush power flush
Our main flushing machine. A high flow pump connects to the system in place of the circulator, drives cleaning chemical through every radiator at high velocity, and reverses flow to shift sludge that has packed into the bottom of the panels. Each radiator is isolated and agitated in turn and flushed to drain until the water runs clear.
Best for: systems with heavy sludge, radiators that are cold at the bottom, older systems that have never been cleaned, and any system that has had repeated pump or valve failures.
MagnaCleanse with MagnaClean
ADEY's MagnaCleanse uses the system's own pump with a pair of high strength MagnaClean magnets fitted in line, plus a cleaning chemical. As the water circulates, the magnets pull the iron oxide out of it pass after pass, and we clear them as they fill. It uses far less water than a power flush and is quicker on a system that is dirty rather than blocked.
Best for: cleaning before a new boiler goes on, lighter sludge, newer systems, and microbore pipework where the flow of a power flush needs care.
Either way the job ends the same: the system dosed with inhibitor, a MagnaClean Pro2 filter on the return, and the water tested and recorded.
Power flush prices
Priced by the number of radiators, so you know the figure before we come out. The base price covers a house with up to five radiators, the system flush, the chemicals, inhibitor and the water test. Confirm the radiator count when you book and the price is fixed.

A twelve radiator house with a filter fitted is £920. Radiators that are blocked solid or corroded through cannot be recovered by flushing and are quoted for replacement on the day, before any work.
Five year sludge-free guarantee
Every power flush comes with a five year sludge-free guarantee. If sludge comes back and cold spots return within five years, we come out and flush again at no charge.
The condition is an annual boiler service, because that is when the filter is cleaned and the inhibitor level checked. A Home Care plan includes the service, so most customers put the two together.

How much does a power flush cost?
From £500 inc VAT for a house with up to five radiators, plus £35 for each extra radiator. A MagnaClean Pro2 filter is £175 and microbore pipework adds £75. The price is fixed once you confirm the radiator count.
How do I know if I need a power flush?
Radiators cold at the bottom and warm at the top, a boiler that bangs or kettles, black water when you bleed a radiator, or rooms that never warm up. Bleeding a radiator into a white cup is the quickest test: clear water means air, black water means sludge.
What is the difference between a power flush and a MagnaCleanse?
A power flush uses a high flow pump and chemicals to drive sludge out of a badly fouled system. A MagnaCleanse uses the system's own pump with in-line MagnaClean magnets to pull iron oxide out of dirty but not blocked water, using less water and time. We carry both and recommend the right one for your system.
How long does a power flush take?
Most of a day for a typical three bedroom house. Larger systems or heavily sludged ones can run longer. We tell you when we quote.
Will a power flush damage my radiators or pipework?
A flush cannot damage sound radiators. It can find weak spots that were already there, usually a radiator corroded from the inside or a joint that has been weeping. Anything like that is shown to you and quoted before we go further.
Do I need a power flush before a new boiler?
Yes, the manufacturer expects a clean system and the guarantee depends on it. Every boiler we install includes a system flush and a MagnaClean filter in the package, so there is nothing to add.
What is the five year guarantee?
If sludge and cold spots come back within five years of the flush, we flush again free of charge. The condition is an annual boiler service, which keeps the filter clean and the inhibitor topped up.
Can you flush a microbore system?
Yes. Microbore (8mm and 10mm) pipework needs a slower, more careful flush, which is why there is a £75 surcharge. Where microbore is badly blocked, a MagnaCleanse is often the better option.
Do you flush systems with a heat pump?
Yes. Heat pump systems run at lower temperatures and are even more sensitive to sludge, so a clean system and a filter matter more, not less.
