What a gas safety check is, and what it is not

A gas safety check looks at whether each gas appliance is safe to use: gas tightness, flue performance, ventilation, burner pressure and any signs of unsafe operation. For a rented property it produces the landlord gas safety record, the CP12, which you must give the tenant within 28 days and keep for two years.

A boiler service is different. It is maintenance on the boiler itself, cleaning and checking the parts that wear, and it is what keeps the manufacturer guarantee valid. A safety check does not service the boiler, and a service is not a legal safety record.

Most landlords have both done in one visit. A CP12 with a boiler service is £144, against £108 and £120 separately.

What gets checked

Most homes have more than one gas appliance. It is not just the boiler.

Boiler

Flue, controls, gas rate, burner pressure and general operation.

Gas hob or cooker

Burners, flame picture, stability and the connection behind it.

Gas fire

Checked carefully, especially if it has not been used or serviced recently. Old fires are where most unsafe findings come from.

Pipework and meter

Visual checks and a tightness test on the accessible pipework from the meter to each appliance.

If anything is found to be unsafe, the engineer tells you on the spot, explains why, and where the law requires it disconnects the appliance and labels it until it is repaired. Nothing is repaired without a quote first.

CP12 certificates for landlords and letting agents in Glenrothes

If you rent out a property, you must have every gas appliance and flue you provide checked every 12 months by a Gas Safe registered engineer, give the tenant a copy of the record within 28 days, and keep it for two years. In Scotland the Repairing Standard and the tolerable standard both lean on it.

We do the check, email the certificate the same day, copy your tenant or agent if you want, and set the reminder for next year so it never lapses. Landlords with several properties can put them all on one account in the customer portal, with each certificate and its renewal date in one place.

Add a boiler service in the same visit for £144 and the boiler’s guarantee stays valid too. Landlords can also add rental properties to a Home Care plan.

We carry out gas safety checks right across Glenrothes, from Pitteuchar and Woodside to Collydean, Cadham and Tanshall.

Gas safety checks for homeowners

Homeowners do not need a landlord-style certificate, but a gas safety check is a sensible thing to book if you have moved into a new house, have an older boiler or gas fire, have appliances you rarely use, or just want to know everything is safe before winter.

It is a one-off visit at £108, with a written record of what was checked and found. If the boiler is due a service anyway, book the two together for £144.

Buying a home in Glenrothes?

Surveys cover the roof and the damp. They rarely say much about the boiler and the gas fire. A home buyer gas appliance check tells you whether the boiler and visible gas appliances appear safe and whether anything needs attention, which is worth knowing before you complete, especially if the seller has no recent service records or gas safety paperwork.

£108, booked online, with the findings emailed to you the same day.

Frequently asked questions about gas safety certificates in Glenrothes

What is a gas safety certificate?

A record of a gas safety check carried out by a Gas Safe registered engineer, confirming each gas appliance and flue is safe to use. For rented property it is the landlord gas safety record, often called a CP12.

How much is a landlord gas safety certificate?

£108 inc VAT, or £144 with a boiler service in the same visit. Prices cover the boiler and up to two further appliances such as a hob or gas fire.

Do landlords need a gas safety certificate every year?

Yes. Every gas appliance and flue you provide must be checked every 12 months by a Gas Safe registered engineer. You must give the tenant a copy within 28 days and keep the record for two years.

Do I need a gas safety check or a boiler service?

A safety check confirms the appliances are safe and produces the legal record. A service maintains the boiler and keeps its guarantee valid. Landlords normally need both, and we do them in one visit for £144.

Can homeowners book a gas safety check?

Yes. It is not a legal requirement, but it is £108 well spent if the boiler or a gas fire is old, has not been checked in years, or you have just moved in.

Can you check gas fires and hobs as well as the boiler?

Yes. The check covers every gas appliance in the property, including hobs, cookers and gas fires. Tell us what is installed when you book so we allow the right time.

Is a gas safety check useful when buying a house?

Yes, especially when the seller cannot produce service records or a recent certificate. It tells you whether the boiler and gas appliances appear safe and whether anything needs attention before you complete.

What happens if something is unsafe?

The engineer explains what is wrong and why. Where the regulations require it, the appliance is disconnected and labelled until it is repaired. Repairs are quoted before any work starts.

How quickly do I get the certificate?

The same day. It is emailed to you and, if you want, to your tenant or letting agent as soon as the visit is complete.

Do you cover all of Glenrothes?

Yes. We cover the whole of Glenrothes (KY6 and KY7 postcodes), along with Pitteuchar, Collydean, Cadham and Woodside. Enter the property postcode when you book online and you will see the slots available.

I am selling my house. Is a gas safety check worth doing?

It can help. Buyers often ask for service records or a recent check on the boiler, and a written record from a Gas Safe registered engineer answers that question before it comes up. It is the same £108 visit.

Homes and heating in Glenrothes

Glenrothes was designated a new town on 30 June 1948, to house mining families, and was laid out as neighbourhood precincts.

Precinct by precinct

Each precinct, from Tanshall, Macedonia and Rimbleton to Auchmuty, Pitcairn and Formonthills, was built with its own school and green space, many named after old farms.

Mostly low-rise homes

Most homes are low-rise houses and four-in-a-block flats, with no high-rise, on quiet cul-de-sacs. We service and repair boilers in both.

New homes

Newer affordable homes at Westwood Park, Leven Mill and Viewfield have boilers still inside their guarantee, which needs a yearly service by a Gas Safe engineer.
