Should I replace my boiler before selling my house?

Sometimes, but not always. Here's how to decide, what the Home Report says about your heating, and the paperwork buyers and their solicitors will ask for.

Should you replace your boiler before selling? Replace it if it's broken, unsafe, or so old that parts are hard to get. If it works, is safe and has been serviced, a service and a tidy set of paperwork will usually do more for your sale than a new boiler, for a fraction of the cost.

A new boiler rarely adds its full cost to the price of a house. What it does is remove a question from the buyer's mind. An old, unserviced boiler with no paperwork does the opposite: it gives the buyer's surveyor something to flag and the buyer something to negotiate with.

This guide covers how the heating shows up in a Scottish Home Report, when a replacement is worth it, when it isn't, and what to have ready before your home goes on the market.

Your boiler and the Home Report

In Scotland the seller pays for the survey, so your heating is judged before a buyer ever views.

Every home for sale in Scotland needs a Home Report. It has three parts, and the heating turns up in each of them.

The Single Survey

The surveyor looks at the boiler, radiators and visible pipework and gives the heating a repair category. They don't test it or run it. If the boiler is old or there's no sign it has been serviced, the report will usually say so and suggest a check by a Gas Safe registered engineer. That line is what buyers and their lenders read.

The Energy Report

This is the home's EPC. The heating system is one of the biggest factors in the rating. An old, non-condensing boiler pulls the rating down, and replacing it is often one of the report's recommendations.

The Property Questionnaire

You fill this in yourself. It asks about the central heating, roughly when it was installed and whether it's maintained. "Serviced every year, records available" is a much better answer than "not sure".

When replacing is worth it

If the boiler is going to become the buyer's first problem, it's usually better that it isn't.

  • It has broken down more than once in the last year or two
  • It's an older non-condensing boiler, often with a pilot light and a back boiler or floor standing unit
  • The manufacturer no longer supplies parts for it
  • It has been turned off as unsafe, or failed a gas safety check
  • It leaks, makes banging or kettling noises, or the radiators take a long time to heat
  • The Energy Report is being dragged down by the heating and you want a better rating on the listing

A new boiler comes with a manufacturer's guarantee that can often be passed to the new owner, a Benchmark checklist and a clean service record from day one. For a buyer, that's one less unknown in the most expensive appliance in the house.

Leave enough time

We survey first, then fit on an agreed date. Most installs take one or two days. Plan it before the surveyor visits for the Home Report, not the week you list, so the new boiler and its paperwork are in the report.

When it isn't worth it

If the boiler works well, has been serviced and is well within its expected life, replacing it before a sale is usually money you won't see back. The buyer's surveyor is looking for signs of a problem. A working boiler with a recent service report doesn't give them one.

It's also worth thinking about who's likely to buy. A buyer planning to rip out the kitchen may want to choose the boiler position and type themselves. In that case a fair price and honest answers will serve you better than a new boiler they didn't pick.

And if your buyer or their solicitor wants to know more, they can book a homebuyer heating inspection. It's easier to agree a sale when that report comes back with nothing to argue about.

Get it done before the Home Report survey. You'll have a dated service report, and any fault is found while you still have time to fix it.

Gather the paperwork

The installation Benchmark checklist, guarantee registration, service records and any gas safety records. Buyers' solicitors ask for these, and having them ready avoids delays.

Decide on the boiler

If the engineer tells you the boiler is near the end of its life, get a quote then. You'll know the cost and can decide whether to replace it or reflect it in the price.

Common questions

Does a new boiler add value to a house?

It can make a house easier to sell and can improve the Energy Report, but it rarely adds its full cost to the sale price. Buyers expect a working boiler. What a new one does is remove a reason for them to negotiate. If your boiler is working and serviced, a service and good paperwork usually gives you more for less.

Will an old boiler put buyers off?

An old boiler on its own usually won't. An old boiler with no service history, a fault, or a surveyor's note recommending a check will make some buyers nervous and give others a reason to offer less. Get it serviced before the Home Report survey so there's a recent record.

Does the Home Report surveyor test the boiler?

No. The surveyor looks at the heating but doesn't run or test it, so the report often recommends a check by a Gas Safe registered engineer. A recent service report answers that question for the buyer.

What boiler paperwork will my buyer's solicitor ask for?

Usually the Benchmark checklist from the installation, proof the boiler was fitted by a Gas Safe registered engineer, the guarantee registration if it's still in date, and recent service records. If you can't find them, we can service the boiler and give you a new report.

Can I transfer my boiler guarantee to the buyer?

Most manufacturer guarantees stay with the boiler and can be passed to the new owner, but the terms vary. Check with the manufacturer and let them know the new owner's details after the sale. The boiler still needs its annual service to keep the guarantee valid.

How long does a boiler replacement take?

We survey the home first and agree a fixed price. Most replacements then take one or two days on site. Leave a few weeks before your Home Report survey so everything is fitted, registered and in the paperwork.

Should I tell buyers the boiler is old?

Yes. You'll be asked about the heating in the Property Questionnaire anyway, and being upfront avoids problems later in the sale. Stating the age alongside a recent service record is the best way to present an older boiler.
