Boiler faults we repair every week
Most faults are fixed in one visit. Parts that need ordering are quoted first and fitted on a second visit.
No heating or hot water
Boiler running but nothing warming up, or lockouts on a cold morning.
Book a repair →Fault codes
EA, F22, E133 and the rest. Send us a photo of the display and we will tell you what it means.
Book a repair →Pressure keeps dropping
Usually a small leak somewhere on the system. We find it, fix it and set the pressure.
Book a repair →Noisy boiler or pump
Banging, kettling and humming traced to the cause rather than silenced for a week.
Book a repair →Ignition and flame faults
Electrodes, gas valves and PCBs diagnosed properly, with parts quoted before fitting.
Book a repair →Intermittent faults
The ones that vanish when the engineer arrives. We test under load and check the history.
Book a repair →Not sure what the display means? Our boiler fault code guide covers the common codes by make.
Before you book: a two minute checklist
A few quick checks can save a visit, or tell us what to bring. If you are still unsure, book and we will sort it.
1Check for power
Make sure the boiler has power and the fuse or switch has not tripped. A simple one, but it saves a visit.
2Check the pressure
The gauge should sit around 1 to 1.5 bar when cold. Low pressure stops most boilers running. Top it up once; if it drops again, book a repair.
3Check hot water
If you have hot water but no heating, or the other way round, tell us. It points to where the fault is.
4Check the thermostat
Make sure the thermostat and timer are calling for heat and the batteries are not flat.
5Check the gas
If the hob or gas fire works, the supply is fine. If nothing gas works, contact your supplier first.
6Try one reset
Reset the boiler once. If the fault comes straight back, note the code and send us a photo.

A repair visit at a fixed price
A repair visit is £120 inc VAT, paid when you book. That covers the engineer's time to diagnose the fault and carry out the repair where parts allow. If a part has to be ordered, we tell you the price before it is fitted and let you decide.
We keep afternoon slots free for repairs, so a breakdown booked in the morning is usually seen the same day or the next working day. You get a text when the engineer is on the way.
We are in South Queensferry every day, coming over the Forth from our Dunfermline office, so a breakdown in the town fits easily into the day's repairs.
If the boiler is beyond economical repair, we say so and give you a fixed price for a replacement rather than keep charging for repairs.
What repairs usually cost
Every repair starts with the £120 visit. Most faults are fixed inside that. When a part is needed, the price depends on the make and model, so the figures here are a guide to help you see why some repairs cost more than others, not a quote.
We always quote the exact part before it is fitted, and if the repair does not make sense against the age of the boiler we tell you and price a replacement instead.
| Part | What it does | Guide, fitted inc VAT |
|---|---|---|
| Pressure relief valve | Releases excess pressure. Leaks and constant pressure drops often trace back to it. | £190 |
| Ignition electrodes | Light the burner. Wear out over time and cause ignition lockouts. | £190 |
| Diverter valve | Sends hot water to the taps or the radiators. Hot water but no heating is the classic sign. | £220 |
| Expansion vessel | Absorbs pressure changes as the system heats. A flat vessel makes the pressure climb and drop. | £300 |
| Pump | Circulates the water. Humming, no circulation or radiators heating unevenly. | £360 |
| Fan | Vents the flue gases. A fan fault stops the boiler firing at all. | £420 |
| Gas valve | Controls gas to the burner. Diagnosed carefully, never guessed. | £350 |
| Heat exchanger | The main component. When this fails on an older boiler, replacement is usually the better value. | £720 |
Guide prices only, including the part, fitting and VAT. Prices vary by make and model and are confirmed before any part is fitted.
Boiler broken down?
Send us a photo of the boiler display and your postcode on WhatsApp, or book a repair visit online. We will tell you what the fault is likely to be and when we can be there.
Do not use the boiler. Open windows, turn off the gas at the meter if you can, and call the National Gas Emergency Service on 0800 111 999. Then call us for the repair.
Boiler repair or boiler service?
A repair is for a boiler that has already gone wrong. A service is the planned yearly check that keeps it safe, efficient and under guarantee, and it is the best way to avoid needing a repair in January.
If your boiler is working but has not been serviced in the last 12 months, book a service instead. If it has a fault, book a repair, and the engineer will tell you if a service is due as well.
On the Home Care Boiler and Complete plans, repairs are included with parts and labour and no call-out charges.

Homes and heating in South Queensferry
South Queensferry grew up around the ferry crossing and became a royal burgh in 1636. Its historic core has been a conservation area since 1977.
Georgian and Victorian core
Much of the old town is Georgian and early Victorian stone and render, and a large share of it is listed. Older homes often run a system or regular boiler rather than a combi, and we work on all three.
The Hawes and the bridge cottages
The Hawes has large Edwardian villas facing the bridges, and the brick cottages on Rosshill Terrace, Forth Terrace and Forthview were built for Forth Bridge workers.
New homes off Builyeon Road
The large new development between the Queensferry Crossing and Forth Road Bridge approaches has boilers still inside their guarantee, which needs a yearly service to stay valid.

Frequently asked questions about boiler repairs in South Queensferry
How much does a boiler repair cost?
A repair visit is £120 inc VAT, paid when you book. That covers diagnosis and the repair where parts allow. Any parts that need ordering are quoted before they are fitted.
How quickly can you come out?
We keep afternoon slots free for repairs, so most breakdowns booked in the morning are seen the same day or the next working day. Book online for the earliest slot, or WhatsApp us a photo of the fault.
Can you repair my boiler if you did not install it?
Yes. We repair all major makes including Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm and Viessmann.
What should I do if my boiler shows a fault code?
Note the code, try one reset, and if it comes back send us a photo of the display on WhatsApp. Our fault code guide explains the common codes by make.
My boiler pressure keeps dropping. What does that mean?
Usually a small leak on the system or a fault with the expansion vessel or pressure relief valve. Topping up hides it for a while. A repair visit finds the cause.
Do you carry parts on the van?
Yes, the common parts for the main makes. If a part has to be ordered we tell you the price and the date before it is fitted.
Are repairs included in Home Care?
On the Home Care Boiler and Complete plans, yes, with parts and labour and no call-out charges. The Home Care Service plan covers the annual service only. Pre-existing faults are excluded, so a plan needs to be in place before the fault.
What if my boiler cannot be repaired?
We tell you plainly and give you a fixed price for a replacement. On the 10+ Home Care plans there is a £300 contribution toward a new boiler if yours is beyond economical repair.
Is it a repair or an emergency?
If you can smell gas, do not use the boiler, open windows and call the National Gas Emergency Service on 0800 111 999. Anything else, book a repair visit and we will get to you as quickly as we can.
Do you cover all of South Queensferry?
Yes. We cover the whole of South Queensferry (EH30 postcodes), along with North Queensferry, Winchburgh and Dalmeny. Enter your postcode when you book online and you will see the slots available.
My heating does not come on at the times it should. Is that a boiler fault?
Often it is the controls rather than the boiler. Check the timer or thermostat settings, the batteries in any wireless thermostat, and that the clock is right after a power cut. If all of that is fine and the heating still will not come on, book a repair visit and we will test the boiler and controls together.
